Seller and buyer
Identify the parties correctly, including marital and representative capacity when relevant.
Property · Conveyances
Transfer immovable property with the parties, price, property description, and execution requirements organized into one clear act.
A Louisiana property conveyance
Louisiana Civil Code Article 2440 provides that a sale or promise of sale of an immovable must be made by authentic act or act under private signature, subject to the cited Civil Code exception. A cash sale is the straightforward conveyance used when the seller receives the purchase price rather than financing the buyer through a credit sale.
Rouge prepares routine cash-sale acts when the parties already know the transaction they intend to make and the matter is appropriate for notarial preparation. Title disputes, contested ownership, complex tax issues, or transactions requiring legal representation may need an attorney or title professional.
